Building Permits

A building permit is required for any person or business to construct, alter, repair, or demolish any building within the city. Building permit applications are available from the Planning and Building Department (City Hall, 75 King St., fourth floor, lobby "B").

Except in certain circumstances, a building permit must be obtained by a licensed contractor. In some instances, if the home owner is also the resident, it is possible to secure a building permit as an owner-builder. In addition, the owner of a business may be able to secure a permit for projects costing less than $75,000.

When making application for a building permit, the applicant will have to provide the name and address of the owner of the real property, the name and address of the contractor, and a description sufficient to identify the real property to be improved.

There are a number of exemptions from the requirement to have a building permit, some specified by City Code, others by Florida Statutes.

Notice Regarding Changes in the Law
Relating to Building Products Florida Statutes 553-842 and Florida Administrative Code 9B-72, became effective in the City of St. Augustine on January 1, 2005.


Pursuant to this law, Building Permit applications filed with the Planning & Building Department for construction of new structures or alteration of existing structures utilizing components in the following categories must include a Product Approval list at the time of submittal of the Building Permit application.


• Exterior Door Assemblies
• Windows
• Panel Walls
• Roofing Products
• Shutters
• Skylights
• Structural Components
• New and Innovative Building Envelope Products

All building components included on the list must have an approval number issued by the Florida Building Commission. Items not having a State approval number, may apply for specific component approval by the City of St. Augustine Building Official.

The Florida Building Commission Approved Component list may be obtained from the Building Commission website at www.Floridabuilding.org.
